Case Studies

CSK Auto / O’Reilly Automotive:

Challenge: A major franchise finance company has a requirement to sell a portfolio of 30 auto parts stores in eight states by the end of the quarter. A proposed sale to a national firm was unsuccessful. Corporate Partners was contacted and asked to close the portfolio purchase in a 21 day period. The stores were leased to Checker Auto Parts, Schuck’s Auto Supply and Kragen Auto Parts.

Solution: Corporate Partners and the seller signed an agreement within one day of the initial conversation, agreeing to price and terms.

Outcome: The transaction successfully closed within the 21 day period, meeting the seller’s requirement to close by the end of their quarter. Corporate Partners obtained debt financing concurrent with the closing.

50 Milk Street:

Challenge: A major institutional pension fund advisor sought to liquidate ownership of this Class A high-rise office building in Boston, Massachusetts. The building was 80% Leased to Brown Brothers Harriman, a private bank.

Solution: An off-market purchase was structured.

Outcome: The $109 million transaction closed on-time as scheduled.
